FAQ
Frequently asked questions
Short answers to common questions.
General
What is external wall insulation?
A layer of insulation board fixed to the outside of a wall, reinforced with mesh and finished in render, brick slip or dash. It reduces heat loss without taking space from the rooms inside.
What is the difference between render and insulated render?
Render is a protective and decorative coating on the wall. Insulated render puts an insulation board underneath the render system, so the wall is insulated as well as refinished.
Which homes suit external wall insulation?
Mainly solid-walled homes, post-war concrete and steel-framed houses, bungalows, park homes and blocks where the whole building is treated.
Who will carry out the work?
Installation teams working under our management. Your contract is with S&K Property Investments and Improvement Ltd, which invoices the work.
Prices and VAT
How much does external wall insulation cost?
Our guide is £105–£170 per m² depending on the system, plus scaffolding; about £10,200–£17,700 for a typical three-bed semi with EPS and silicone render. Installing insulation in a home is zero-rated for VAT until 31 March 2027.
How much does rendering cost?
Including VAT at 20%, silicone render on masonry is about £66–£102 per m², monocouche £54–£84 and lime £78–£132, plus scaffolding.
Is there VAT on wall insulation?
Installing wall insulation in homes is zero-rated until 31 March 2027 (5% from 1 April 2027), so our insulation prices are the total. Render-only work and repairs carry VAT at 20%, and the prices we show for them include it.
Is the price fixed?
Yes, for the agreed specification. If something couldn't be seen at survey, such as damage behind old render, we explain it and agree any change in writing before extra work.
Is the survey free?
Yes, for installation quotes, with no obligation. Condition reports on existing walls are a paid service priced up front.
Do you take a deposit?
Payment terms are set out in your written quote before you agree anything.
Planning and regulations
Do I need planning permission?
Often not for a house in England or Wales with a similar-looking finish; usually yes in conservation areas, for flats and commercial buildings. Scotland and Northern Ireland have their own rules.
Do I need Building Regulations approval?
In England and Wales, yes when insulating or re-rendering more than half of a wall's area, or more than a quarter of the whole building envelope. Scotland and Northern Ireland have their own building standards processes.
Can you insulate a listed building?
Only with listed building consent, and external insulation is often refused. Internal options may be more appropriate.
Are there fire rules for EWI?
Yes, particularly on taller buildings, where non-combustible systems are used. See our fire safety guide.
The work
How long does it take?
About 2–4 weeks for a typical semi with full EWI; render-only work is quicker.
Can I stay at home?
Yes. Most of the work is outside.
Can it be done in winter?
In suitable weather — generally 5°C and rising, without rain or frost during curing. Programmes allow for weather.
What happens to my satellite dish and pipes?
They're taken off and refitted on extended brackets. Gas meters and flues are handled by the gas network or a Gas Safe engineer where needed.
Will my windows need changing?
Usually not. Cills are extended and reveals insulated where frame position allows.
Grants
Can I get a grant for external wall insulation?
Possibly — ECO4 (until 31 December 2026), Warm Homes: Local Grant in some English council areas, Home Energy Scotland, Warm Homes Nest in Wales and Affordable Warmth in Northern Ireland. Each has eligibility and installer rules.
Do you do grant-funded work?
Grant schemes such as ECO4, Home Energy Scotland, Warm Homes Nest and Affordable Warmth use installers registered with them, commonly through TrustMark and PAS 2030. If you're applying for a grant, go through the scheme. Our quotes are for privately funded work.
Coverage
Where do you work?
Across England, Wales, Scotland and Northern Ireland. Islands and remote areas are covered by arrangement.
How quickly can you survey?
We'll suggest survey dates when you enquire, depending on location and demand.
