Re-rendering, repairs and upkeep

Render repairs

Render repairs fix cracked, hollow or blown sections of render and the details around them — beads, cills and drips — after finding what caused the damage. Small repairs are patched and blended; widespread failure is better re-rendered.

  • Cause found first: movement, water, poor beads or hard render
  • Hollow areas mapped by tap-testing
  • Cracks cut out and repaired with mesh where needed
  • Corner and stop beads replaced where corroded
  • Colour-matched finish or full-elevation recoat
  • Advice if the wall needs more than a repair

What causes render to crack?

Common causes are a render mix too strong for the wall, missing or corroded beads, water getting in at cills and copings, building movement, and render applied in poor weather. Fine surface crazing is usually cosmetic; wider cracks, stepped cracks or bulging need investigating before patching.

Will a repair be visible?

Patches in through-coloured render often show slightly, because the existing wall has weathered. Recoating the whole elevation with a compatible finish after repairs gives an even result, and we price that option.

When is repair not enough?

If more than about a fifth of an elevation is hollow or cracked, re-rendering is often better value. Re-rendering more than half of a wall also brings Building Regulations into play in England and Wales.

Render repairs: questions

Can you match my existing render colour?

We get as close as possible, but weathered render rarely matches a new patch exactly. A full-elevation recoat gives an even finish.

Are hairline cracks a problem?

Fine crazing is often cosmetic. Cracks wider than about 1mm, stepped cracks or bulges should be checked, as water can get behind.

Do you repair EWI as well as render?

Yes — see EWI repairs. The method differs because there's insulation behind the render.

How soon can repairs be done?

Small repairs can usually be booked once a dry weather window is forecast.
