Re-rendering, repairs and upkeep
Covering pebble dash
Pebble dash can usually be covered rather than removed: either insulated over with external wall insulation, or rendered over with a bonding coat and mesh. The deciding factor is how well the old dash is bonded to the wall, which we test at the survey.
- Tap-testing finds hollow, loose areas before anything is decided
- Sound dash can be insulated over with extra mechanical fixings
- Render-over uses a bonding coat and mesh to level the stones
- Loose areas are cut out and patched first
- Removing dash entirely is noisy and can damage soft brick
- Combining with insulation adds warmth as well as a new look

Can you render over pebble dash?
Yes, if it's well bonded. The surface is cleaned, any loose patches removed and repaired, then a levelling base coat with mesh goes over the stones before the finish. This is cheaper and less disruptive than removing the dash.
Typical build-up
- Adhesion test
- Tap-test and sample removal
- Render-over
- Bond coat, base coat + mesh, finish
- Insulate-over
- Adhesive + mechanical fixings into the wall
- Removal
- Only where unsound
- Finish
- Silicone, acrylic or mineral
Is it better to insulate over pebble dash?
If you're paying for scaffolding and a new finish anyway, adding insulation costs more but improves comfort considerably on solid or non-traditional walls. On cavity walls, check whether the cavity is filled first.
When does pebble dash need removing?
Where it's widely hollow, cracked or letting water in, or where the wall underneath needs to be inspected or repaired. Removal is dusty and noisy and can damage the face of soft bricks, so it's not the default.

Covering pebble dash: questions
Is it cheaper to cover pebble dash or remove it?
Covering is usually cheaper and less disruptive, as long as the dash is sound.
Will the stones show through?
No. A levelling base coat with mesh fills over the stones before the finish goes on.
Can I paint pebble dash instead?
You can, but it doesn't fix hollow areas or cracks, and paint on dash often needs redoing every few years.
Does covering pebble dash need planning permission?
Changing the finish on a house usually doesn't in England and Wales outside conservation areas, but check if your house is in one or is listed.
