Re-rendering, repairs and upkeep
Re-rendering
Re-rendering means removing failed or cracked render, checking and repairing the wall underneath, and applying a new render system. Because the scaffold and preparation are already paid for, it's also the natural moment to add insulation — and in England and Wales, re-rendering more than half of a wall brings in Building Regulations energy rules.
- Old render hacked off and removed from site
- Brickwork and mortar checked and repaired before rendering
- Choice of silicone, mineral, lime or monocouche finish
- Option to add insulation at the same time
- In England and Wales, Building Regulations apply when more than half of a wall is re-rendered
- Beads, cills and drips renewed so water is shed properly

Why should I think about insulation when re-rendering?
In England and Wales, replacing render on more than half of a wall's area is treated as renovating a thermal element, so the wall is expected to be upgraded to about 0.30 W/m²K where that's technically, functionally and economically feasible. The scaffold, preparation and finish are being paid for anyway, so the extra cost of insulation is lower than doing it later. We price both options.

What's involved in stripping old render?
The render is hacked off, usually with breakers, and the debris bagged or skipped. The wall is then inspected: loose bricks, eroded mortar and damp spots are repaired, and the surface is prepared to suit the new system.
Which new render should I choose?
On older solid walls, breathable lime or a mineral system is often safest. On sound modern masonry, silicone over a mesh base coat gives a durable, low-maintenance finish. If insulation is added, the finish is the one specified for the EWI system.

Re-rendering: questions
Do I need building control for re-rendering?
In England and Wales, re-rendering more than half of a wall's area — or more than a quarter of the whole building's envelope — is controlled work under Part L, so usually yes. We explain how it's handled in the quote.
How do I know if my render has failed?
Signs include cracks, hollow sound when tapped, bulging, pieces falling off, and damp patches inside behind cracked areas.
Can I re-render just one wall?
Yes, though matching colour and texture to the other walls may mean recoating them too.
Is it worth adding insulation?
On solid or concrete walls it's usually the most cost-effective time to do it, because access and preparation are already paid for.
